Before beginning, the energy adviser will go through the scope, intent, and estimated time of the evaluation, as well as the basic data gathering methodology. If you have a fuel-fired space heating system or a fuel-fired water heating system, the space heating system must be turned down or turned off, and the fuel-fired water heating system must be turned down to avoid the equipment burning during the blower door test. This is due to the blower door fan potentially interfering with the normal function of your gas appliances and causing safety hazards during the examination. At the end of the test, all equipment will be reset to its pre-evaluation settings.

During the blower door test, please do not use any fuel-fired space heating or water heating appliances. Please do not, for example, turn up your furnace thermostat, take a bath or shower, use the dishwasher, or use your clothes washing machine.

Access —A clear way must be provided to all attic spaces, crawl spaces, mechanical equipment, and other difficult-to-reach regions. If you are unsure about what information the energy advisor will require, please contact your service provider.

Heating – At the time of the evaluation, your property must have, at the very least, a space heating system capable of keeping the interior living space at 22 degrees Celsius.

Windows and doors – All windows and doors must be functioning properly. (A maximum of one window or door may be missing as long as it is temporarily covered and air-sealed.) Broken window panes must be air-sealed during the blower door test with materials such as taped polyethylene. To ensure the accuracy of the test, ensure that all windows and doors are properly closed.

Your home cannot be evaluated if any temporarily air-sealed location fails the blower door test. The building envelope, including ceilings directly below the roof and attic spaces, exterior walls, exposed floors, windows, and doors, must be intact, including interior and exterior surfaces. The home cannot be evaluated if the external finish is not intact. This detail will be noted by the energy advisor. Any changes that are taking place within the house can only alter the inside partitions and may not violate the building envelope.

Foundation – Your home must have a permanent foundation or be a float home that is permanently moored.

Power – The blower door test equipment requires a supply of conventional alternating current (AC). If a utility does not provide electricity, you must provide for an adequate power supply and notify the service organisation of the issue.

Water and sewage – Potable water must be provided by the municipality or by private wells or cistern systems. The municipality, a private septic system, or a holding tank must offer sewer service (outhouses and bio-toilets are permissible as toilets).

Operational kitchen – The kitchen must have a sink, an operating stove (no portable equipment), and a minimum of six square feet (0.5 square metres) of counter space or evidence of future intent to add a permanent counter (i.e., not just a kitchen table).

Remove all ashes from any wood-burning equipment so that they are not sucked into the home during the blower door test.

The day of your assessment

 

Use of fuel-fired space heating or water heating systems is not permitted. The blower door test may have an impact on the safe operation of your gas appliances.
